The expectations of a potential tenant and the landlord are often far apart, as agricultural businesses in particular are often unable to pay high lease prices. To get an initial estimate of how much a reasonable rent would be for your property if you were to lease it, you can take a look at the local rent index. In some cases, there may also be a property market report that will give you an estimate. Online portals can also help you to make a comparison with similar properties in your region.
When determining the price, it is important that you know the key data of your property. The location, type of plot, market situation, demand and other points must be taken into account when determining the lease price.

Property rental - Which properties are suitable?
Conversion areas at best
Conversion areas are areas that can hardly be cultivated in any other way. Renting out land for a solar installation? These areas are particularly suitable. Some examples are Soils with high levels of pollution, disadvantaged areas, former military sites, quarries, slopes, etc.
Minimum size of 10,000m²
Would you like to rent out your open space? We rent your space from a total of 10,000 m², i.e. one hectare. This allows us to install a solar park with a total output of around 750 kWp and operate profitably.
As shadow-free as possible
Renting out open spaces for photovoltaics only makes sense if the solar modules are exposed to sunlight throughout the day. If the areas are shaded, we will omit these areas. This part cannot be taken into account for the area calculation when leasing land.
Leasing a plot of land: How to find a suitable tenant
If you are looking for a tenant, you can advertise your land in various ways: Whether on the Internet, in the local newspaper or on classified ad portals. Of course, you can also contact an estate agent and try to lease your plot through them. However, these options may incur costs that you should bear in mind. If you have several interested parties, it is a good idea to compare the different asking prices and also weigh up aspects such as the intended use, desired lease term and other aspects that are important to you against the ideas of the tenants.

How does the lease for a solar system work?
Leasing your land is easier than you might think at first. Finding a suitable tenant is often not difficult and you usually don't need an estate agent, as you would with a property, for example. This is because with Solar Direktinvest you gain a reliable tenant for your land. If your plot is suitable for the construction and operation of a photovoltaic system, we will agree a lease agreement with you. This lease agreement sets out all the important details regarding the scope of the rights of use and the amount of the rent. We then start the approval process for the construction of the solar park. Once all approvals have been obtained and investors have been found, we build on the plot. The solar system is installed on the site in a minimally invasive manner.
Lease agreement: What is included when you lease your property?
Once you have found a suitable tenant for your property and you would like to lease your property to them, the next step is to draw up a detailed lease agreement that is tailored to the requirements of both parties. There are some ready-made forms available. If you lease your land to us, Solar Direktinvest, we will provide you with complete lease agreements that can be individually adapted.
Regardless of whether you draw up a new lease or use a model, there are a few points that should not be missing from a lease when you rent out your property:
- A detailed description of the property you are leasing
- Detailed information on the rent with regard to the amount and payment
- Record the lease term and any renewal options, termination options and notice periods
- If any alterations are made to the property, you should specify how these buildings are to be dealt with after the end of the lease
- Exclude that you assume liability for the income on the property
- Record the type of use of the property in order to rule out the possibility of the land being used for other purposes

What is the difference between leasing a property and renting out a property?
We use the terms letting and leasing synonymously on this page and it has also crept into everyday language to equate letting and leasing. However, if you look at the definitions of the two terms in detail, you will notice a difference that you should be aware of before concluding a lease or rental agreement.
→ Renting out land: If you rent out your plot of land, you give your area to a tenant who pays you a certain amount of monthly rent in return. Your tenant can use the land, for example, to grow vegetables for their own consumption or for personal recreation, but they are not allowed to make a profit from it.
→ Lease land: If you lease your land, the tenant is able to reap the benefits. This means that the tenant can use the land to generate their own income in return for a rent. This mainly applies to agricultural land, but also to land that is leased for the production of renewable energy.
Why is it not possible to let the property, but only to lease it?
Anyone who has a property to rent or lease naturally wonders whether renting or leasing is better. We generally lease land, as the main difference between renting and leasing is what is referred to as the yield. When leasing, it is possible for the tenant to generate income from the use of the land. The lessee is fully entitled to the revenue generated and the lessor receives his lease payments.
What other requirements must my property meet for leasing?
As an interested party, you should be aware that not every plot of land meets the requirements for a solar energy system, even if the above points apply. Nevertheless, agricultural land can be considered, as can conversion areas. The important thing is that there is enough potential to generate income. Is a building permit required when leasing a property?
Yes, planning permission is required if you lease your land in order to build a solar park. In addition, a change to the land use plan must be approved by the local authority. Only then may a solar park be built. The preliminary planning of a solar park will take several months. But if you lease your land to Solar Direktinvest, you don't have to worry about this. Our experienced team will take care of all the necessary steps from the conclusion of the lease agreement to the completion of the solar park.
Does a grid connection have to be available before the property can be leased?
Yes, this must exist. We therefore submit a request to the grid operator. They will tell us at which location the electricity can be fed into the public grid.
How is the property maintained during the lease?
In order to regularly contain the growth of grass under the photovoltaic modules, we commission shepherds. They come with their flocks of sheep and let the sheep graze under the photovoltaic modules. This is not only environmentally friendly, but also benefits the local shepherds. When leasing land for a solar park, you don't have to worry about a thing. We coordinate the appointments with the shepherd.
